<h2>Construction Management</h2> <p>When serving as the construction manager, Rossi Construction Co., Inc. develops a close cooperative working relationship with the owner and architect to establish:</p> <ul> <li>A project budget.</li> <li>Provide the architect with information on construction technology.</li> <li>Value engineering option(s).</li> <li>Material lead times.</li> </ul> <p>These services, plus numerous others, ensure the building design stays with the project budget.</p> <p>Upon completion of bidding documents the construction manager:</p> <ul> <li>Prepares the bid package(s).</li> <li>Conducts pre-bid meetings.</li> <li>Prequalifies bids and procures competitive bids for the owner’s review.</li> </ul> <p>Finally the construction manager has the responsibility of:</p> <ul> <li>Project scheduling.</li> <li>Change order requests.</li> <li>Project close out. (Punch list, lien waivers and submission of operational manuals.)</li> </ul> <h2><a id="general-contracting" name="general-contracting"></a> General Contracting</h2> <p>General contractors are primary contractors for inclusive construction projects who oversee and are responsible for all the work performed on the site and accountable for all job associated subcontractors. Rossi Construction will work with the architect and provide them with information on construction technology and material lead times.</p> <p>Upon completion of bidding documents the Rossi Construction :</p> <ul> <li>Formulates bid package(s).</li> <li>Presents a competitive bid for the architect and owner to review.</li> </ul> <p>A close cooperative working relationship exists between the architect and Rossi Construction .</p> <p>Finally Rossi Construction has the responsibility of:</p> <ul> <li>Project scheduling.</li> <li>Change order request reviews.</li> <li>Project close out. (Punch list, lien waivers and submission of operational manuals.)</li> </ul> <h2><a id="design-build-services" name="design-build-services"></a> Design/Build Services</h2> <p>Design/Build contractors coordinate the planning, conceptualization and construction of a building project. Rossi Construction has over 65 years of experience in servicing both large and small scale projects in this manner. We work with the client to establish the project scope and necessities along with the collaboration of all professionals involved. Because of this collaboration, there are advantages in cost and time savings. This is an effort that analyzes an element’s initial cost factor and its life-cycle cost factor to ensure the best overall value for a project. Rossi Construction takes pride in providing their customers with reductions in construction costs while maintaining the quality of products.</p> <p>When we serve as the construction manager or the design/build contractor for a given project, we evaluate an element’s function and better that element in terms of dollars and functional objectives.</p> <p>Rossi Construction also offers an option to its clients under construction management or design/build circumstances called cost savings sharing . Cost savings sharing will be shared between the owner and construction manager in the construction phase of a given project.
